In Billings Heights, single-story accessory structures under 120 square feet don't need a building permit as long as they stay outside property line setbacks (usually 5 feet from side and rear fences). Our barrel and standard cabin saunas fit well inside that limit, and we help you double-check any subdivision covenants during our site visit.
Heights bentonite clay swells when wet and heaves during spring thaws. Instead of setting cradles on bare sod, we scrape 3 to 4 inches of topsoil, lay heavy landscape fabric, and compact a level bed of crushed road-mix gravel. That drains snowmelt away immediately and keeps the sauna dead level year after year.
Both hold their own when the stove is sized right. Our 8kW and 9kW Harvia electric heaters push a barrel or insulated cabin to 195°F in about 35–40 minutes even at -10°F. Wood-burning stoves throw even more radiant BTUs and work during winter power outages, which makes them a favorite on larger lots toward the edge of the Heights.
